Before You Apply

Four things that shape your loan.

Understanding these helps you get the right loan at the right cost.

01

Your Credit Score

A strong CIBIL score improves approval chances and can help you get a better rate.

02

Income & EMIs

Lenders look at how much of your income goes to existing EMIs before deciding the amount.

03

Rate Type

Floating rates move with the market; fixed rates stay steady but may cost more.

04

Fees & Tenure

Compare processing fees and tenure — a longer tenure lowers the EMI but raises total interest.

FAQs

Questions buyers actually ask.

Straight answers to common home-loan questions. For advice on your situation, speak to your lender or financial advisor.

RBI sets the maximum loan-to-value: up to 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh. Within those limits, your actual amount depends on your income, existing EMIs, credit score and the lender's own policy.
Sanction is the bank's approval of a specific loan amount and rate. Disbursement is when the money is actually released. For under-construction homes it is usually paid in stages linked to construction progress; for ready homes it is typically released in one go at registration.
Yes — this is called a balance transfer. If another lender offers a meaningfully lower rate, you can move your outstanding loan. As per RBI rules, lenders cannot charge foreclosure or prepayment penalties on floating-rate home loans taken by individuals.
Most lenders charge a processing fee, often a small percentage of the loan amount, and fees differ between banks and offers. Always check the fee, along with any other charges, in your sanction letter before signing.
Yes. Adding an earning co-applicant combines your incomes, which can increase your eligible loan amount. If co-applicants are also co-owners, each may be able to claim tax benefits on the loan, subject to tax rules.
Many lenders offer a small interest-rate concession for women borrowers, and some states charge lower stamp duty when a woman is the owner or co-owner — Delhi, for example. Check current rates with your lender and the local registration office.
